Pole Sheds to Multi-Million Dollar Builds

From functional pole sheds to luxurious $2-$3 million homes, our team has the capability and experience to handle it all. Whether your project is large or small, you can expect the same level of dedication and attention to detail. We are passionate about delivering bespoke homes and structures that not only meet but exceed your expectations.

New homes and kitset homes

As well as homes designed for you, we build kitset homes: both are on our own site signs. A kitset home arrives as a set of ready-made parts, but once it is on site it is built like any other new home.

Two exemptions can apply to small buildings. A single-storey detached kitset or prefabricated building of more than 10 and up to 30 square metres can be built without a building consent if a chartered professional engineer has designed or reviewed it, it is built to that design and it meets every other condition, including being at least 1 metre from any boundary or house and having no bathroom facilities. Under the granny flats exemption, a new single-storey standalone dwelling of up to 70 square metres can be built without a building consent if the council has issued a project information memorandum for it before building starts, the owner sends the council the records of work and certificates within 20 working days of finishing, the work is carried out or supervised by licensed building professionals, and every other condition is met.

A kitset home bigger than 70 square metres, or one that does not meet every condition, needs a building consent like any other house.

Recent new builds

Our recent new homes include 230 square metre builds finished with large kwila decks and grey fibre-cement base boards, and houses in the Williams Estate subdivision, taken from wrap and roof through cladding, with every board end primed and checked for plumb and level, to lining and the decks.

Most of our new homes come with a deck, built by the same team. See how we build them on our decks page.

What the law gives you when you build a new home

Building a home is the biggest contract most people sign, and New Zealand law gives homeowners a set of protections whoever their builder is:

  • A written contract: residential building work costing $30,000 or more, including GST, must have a written, dated contract.
  • A checklist and a disclosure statement: before you sign a contract for work of that size, the builder must give you the consumer protection standard checklist and a disclosure statement about their business, and for a job of any size if you ask for them.
  • A 12-month defect repair period: if you tell the builder in writing about a defect within 12 months of completion, they must fix it within a reasonable time, whatever the price of the job.
  • Implied warranties: the law implies warranties, including that the work will be done in a proper and competent manner, with materials suitable for their purpose, and in line with the law. You can take action if they are not met, even if they are not in your contract, but time limits apply and no claim can be brought 10 years or more after the work in question, so act as soon as you find a problem.
  • A code compliance certificate: once consented work is finished, the owner must apply to the council for a code compliance certificate, the council's sign-off that the work complies with the building consent.

Building.govt.nz sets these out in its guide to protection for homeowners.

New builds: common questions

Can you build from my own plans?

Yes. We collaborate with architects and designers, so we can build from plans you already have or work with your designer from the first sketch.

Do you build pole sheds as well as houses?

Yes. Our work runs from functional pole sheds to $2 to $3 million homes, with the same attention to detail on each.

Can you prepare the site before the build?

Yes. Our own tip truck and digger can clear and prepare the section and dig for foundations and services, as part of the build.

Will I have a written contract?

For residential building work of $30,000 or more, including GST, the law requires a written, dated contract, and a checklist and disclosure statement before you sign. The section above on what the law gives you sets this out.

Who applies for the code compliance certificate?

The owner is responsible for applying once the work is finished. Building.govt.nz suggests discussing with your builder whether they will apply for it or you will, and it is worth settling that in your contract.
